Job Description About this position: To be responsible under the supervision of the Regional Manager for all phases of the operation of the properties assigned by the Regional Manager, including, but not limited to, the general administration of the office and maintenance of the physical plant; to be direct and motivate all personnel and resources so that the property is maintained at all times in good physical condition with stabilized fiscal operation. Responsibilities: Responsible for all aspects of apartments leasing including showing apartments, taking applications and deposits, qualifying prospects, making credit checks, verifying employment and landlord references and preparing leases. Report weekly on traffic numbers, sources, rentals and lease expirations (Weekly Traffic Report). Place & evaluate the effectiveness of all advertising and marketing materials. Perform corporate contacts- through cold calls, letters, social and business affiliations. Perform quarterly market surveys of area competition. Deposit all monies in the bank daily. Control Delinquencies by first calling all delinquent accounts and then serving proper legal notices. Appear in court with the attorney for all evictions. Train and be responsible for work performed by all staff members under his/her direction. Hire and terminate employees in accordance with the company’s policy (Where applicable). Adhere and enforce all company policies. Maintain resident files. Inspect on a daily basis all common hallways, laundry rooms and grounds to ensure for cleanliness and good repair. Inspect vacated apartments for damages and subsequent deductions from security deposits. Reviewing Daily with Maintenance Superintendent, maintenance personnel, or contractors to review status of make ready apartments, review status of outstanding service requests and reviewing priority of scheduling. Ensure there is 24-Hour emergency maintenance service. Approve all invoices to be paid verifying delivery of goods and accurate pricing. Development of the operating budget and capital improvement needs. Implement and control the budget. Report on budget variances. Maintain and promote resident relations. Other duties and requested by Vice President. Any other related duties as requested by management. The responsibilities listed above are by no means all-inclusive and can be modified as the supervisory & management team deem fit. ESSENTIAL FUNCTIONS: Demonstrate an ability to support and contribute to community team. Perform the core job responsibilities listed in this job description. Demonstrate strong oral and written communication skills. Must possess a positive attitude and the ability to smile under all circumstances. Participate in training in order to comply with new or existing laws. Ability to work a flexible schedule, including evenings and weekends. Two (2) years’ experience in previous relevant field. Neat, clean, professional at all times throughout the workday and/or whenever present at the community. Comply with expectations as demonstrated in the employee handbook. Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem. Ensures that unsafe conditions are corrected in a timely manner.
