Job Description:/h3:
Customer Service and Resident Retention
:Greet and qualify prospects by covering all requirements for leasing while adhering to Fair Housing guidelines
:Maintain contact with tenants during their tenancy to oversee their welfare and help resolve property issues
:Receive all telephone calls and in:person visits. Listen to resident requests, concerns and comments.
:Quickly forward Maintenance Service Request utilizing the Maintenance Request form on our website
:Maintain open communication with Property Managers and Accounting staff
Applications
:Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements
:Oversee the processing and approval of client applications and lease documents
:Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Follow up with applicant regarding status
Leases and Move:Ins
:Inspection of available units
:Type lease and complete appropriate paperwork and input information accurately and timely.
:Thoroughly review in detail the terms of lease, rental rate, period of payment and any addendums to residents
:Have tenant inspect apartment and return move:in checklist before lease signing. If tenant declines move:in inspection, have them sign move:in form as declined
:Secure new residents signature(s) on appropriate paperwork prior to move:in.
:Scan lease and all paperwork, attach to SAGE
Renewals
:Assist in monitoring renewals and rental increases.
:Send renewal or non:renewal notice letters 90 days before
renewal/termination
:Update tenant information, including phone number, work info, etc. upon renewal and enter into SAGE
Move Outs
:Coordinate Tenant Move:outs with property manager and accounting
:Perform Move:Out procedures in Sage software
:Follow up on all notice to vacate if keys are not returned to Red Rock
Administrative
:Oversee on:the:job training of leasing staff to bring them up:to:speed on work activities
:Liaison with Contract Onsite Managers to ensure Administrative and Fair Housing Compliance
:Organization of lease files to ensure they are current and 100 complete and maintain lease files by filing all letters, notices, and notes in file
:Send Violations letters to residents making certain to follow all Fair Housing requirements
:Scan all leases, letters, notes, and notices and attach to lease in SAGE.
:Accept rental payments, write receipts, and give immediately to AR Manager.
:Organize meetings during which leasing operations are discussed to identify solutions necessary for achieving occupancy targets and maximize work efficiency between departments
:Assist management team with other various tasks as required.
Marketing
: Supervise campaign activities for the publicity of properties available for lease
:Conduct survey of the property market to obtain information on competing lease rates and other trends that affect occupancy/rent. Communicate information to Property Manager and Sr. VP of Property Management
:Oversee the marketing and advertising of vacancies to attract potential residents, including web updates
:Update specials on Website and print flyer Website
:Monitor advertising effectiveness. Gather information about market competition in the area
:Coordinate promotions with owners to increase traffic and occupancy
:Coordinate with property manager to get new/updated property photos and upload to website
:Prepare newsletters, pamphlets, flyers, etc.

Essential Job Functions:
:Develop and implement policies necessary for improving the profitability and efficiency of the leasing department
:Ensure the proper documentation and storage of leasing files and credit/background information
:Must possess a positive attitude and the ability to remain professional under all circumstances.
:Ability to work a flexible schedule, including evenings as needed
