Job Description:/h3:
The Area Property Manager is responsible for providing leadership, direction and oversight in the day:to:day operations of a Main Street Renewal branch office located in Birmingham, AL. The branch operations consist of three departments: customer service, property leasing, and construction. Success in this role will be achieved by properly managing, retaining and training quality staff; meeting weekly Service Level Agreements; evaluating profit and loss performance; and compliance with all company policies and procedures.
Functions
:
Oversee customer service policy and procedures by managing the following: scheduling of in:house maintenance techs; calling campaigns for any delinquent ledger; vacant home utilities; evictions; check scanning and payment allocation
:
Ensure all managers and employees are knowledgeable of and in compliance with company procedures, referred to as Branch Best Practices, by sufficiently training all staff and by the use of corporate reporting and audits
:
Establish weekly Service Level Agreements for branch leasing team and assure each goal is met by management of applicants, leads and prospects; as well as monitoring leasing agents sales tactics and efficiency
:
Monitor property repair quality and ensure all homes are being held to company standards and are move:in ready by performing inspections and by use of inspection reports and marketing photos; as well as ensuring the construction team is meeting weekly Service Level Agreements provided by corporate to ensure the proper management of tracking systems and vendors
:
Prepare branch budget and reassess/update throughout the year with the use of monthly profit and loss reports
:
Responsible for employee training, disciplinary actions, and performance reviews while promoting a positive work environment
:Oversee prospect management process and possess a strong knowledge base of the market; as well as monitoring lease renewals. Proficient in all aspects of Fair Housing, Section 8 and lease compliance
:
Assist managers with any escalated issues by researching, problem solving and customer service skills
:
Comply and enforce all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws by maintaining proficient knowledge of all applicable rules, laws, regulations, etc.
Qualifications
:
Bachelors degree preferred or a minimum of 3:5 years as a Regional or District Property Manager
:
Management experience with a minimum of two managers with at least five direct reports on each managers team.
:
Successful financial management experience, including profit and loss reports and budgets required
:
Possesses excellent communication and people skills
:
Real Estate License preferred; or ability to obtain within the first six months of employment with Main Street Renewal
:
Proficient with Microsoft Office, including Outlook, Excel and Word; as well as prospect and tenant management systems
:
Must possess valid drivers license
